About the Role:
As a Construction Superintendent, you will play a crucial role in ensuring the successful execution of construction projects. You will work closely with the Project Manager, Project Coordinator, and possibly a Project Engineer and Project Executive to ensure seamless communication and collaboration within the project team.
Your responsibilities encompass various aspects of project management, including maintaining project budgets, overseeing pre-construction activities, managing subcontractors, and ensuring quality control.
General Responsibilities:
- Project Team Communication:
- Maintain open communication with your project team, including the Project Manager, Project Coordinator, and Project Executive.
- Email Etiquette:
- Adhere to proper email etiquette, including being concise, and using correct spelling, grammar, and punctuation. Ensure that the subject line contains the project name and location for clarity.
- Job Costs Management:
- Monitor and maintain project budgets, seeking approval from the Project Manager for any monetary decisions or expenses. Coordinate with the Project Manager regarding labor needs and expenses.
- Pre-construction:
- Facilitate the permit process, including disseminating permit-related information to subcontractors and coordinating permit acquisition.
- Ensure that all necessary documents and templates are readily available for the project team's use.
- Establish communication with relevant stakeholders, such as mall managers and tenant coordinators, to address scheduling and logistical concerns.
- Review construction drawings and permit documents for accuracy and notify all parties involved of any revisions.
- Construction
- Conduct job meetings with subcontractors to review project revisions and startup procedures.
- Collaborate with subcontractors to complete floor layouts and ensure accurate installation of materials.
- Maintain the project schedule and communicate tasks and milestones with subcontractors. Provide weekly schedule updates to the project team.
- Monitor job site cleanliness and organization, ensuring compliance with safety standards and regulations.
- Document daily activities and inspections in the Daily Log, including safety meetings, manpower reports, and construction progress.
- Conduct weekly safety meetings and toolbox talks, documenting attendance and topics discussed.
- Finishing:
- Coordinate final inspections with subcontractors and regulatory authorities, ensuring compliance with building codes and regulations.
- Generate lists of incomplete or unacceptable items during the finishing stage, coordinating with subcontractors for resolution.
- Supervise cleaners and ensure thorough cleaning of the job site before final turnover.
- Complete all necessary paperwork and inspection reports for permit closure and project closeout.
Qualifications:
- Previous experience as a Construction Superintendent or similar role.
- Strong communication and leadership skills.
- Attention to detail and ability to prioritize tasks effectively.
- Knowledge of construction processes, codes, and regulations.
- Proficiency in project management software and Microsoft Office Suite.
- Valid driver's license and willingness to travel to job sites as required.
